Yet buying a property is becoming more challenging as prices jumped an incredible 38.5% during the Covid year in 2021. Prices have come back a bit and now stabilised and lack of listings are seeing prices start to climb again. So which areas of the Northern beaches are most desirable? – which areas are most affordable? And what is the outlook for the spring property market?

Welcome to another edition of the Propertybuyer Podcast and today you are in for a real treat! We will be discussing the inside secrets about property auctions and unpack the mystery of the auction process.  Now many listening to this podcast might have recently missed out at auction. With the severe shortage of listings, we are seeing auction clearance rates running around 75% to almost 80%. This clearance level is reminiscent of the boom auction times we saw during the covid period.
 
Buying a property at auction can be an emotionally charged process where your adrenalin runs high, and mouth goes dry. You’ve got your finances ready and registered for auction day and have your bidding card ready in hand and …..bang the auction starts and the property is on the market. But then another bidder starts at a figure close to your maximum limit and you feel worried and anxious. You make a bid, but get quickly outbid – you try to maintain a poker face – but your furrowed brow shows the strain on your face and pressure you feel inside. You make another bid and the process continues toward an unknown outcome. The Eastern suburbs of Sydney contains some of the most expensive real estate found in Australia.
Think of suburbs like Point Piper, Vaucluse and Double Bay. It provides an enviable lifestyle, proximity to world class beaches like Bondi and Coogee and yet it’s within very reasonable access to the city and airport. It holds great appeal for aspirational buyers and those wanting high quality schools for their children or for those seeking a sense of community living amongst ultra high-quality properties. And yet it also contains some very affordable pockets and some suburbs that are not as well-known such as Matraville and Eastlakes.
So, what has been happening at the top end of the property market? and what's the outlook but the remainder of 2023?

With interest rates rising 9 times in the last 12 months, we have seen a significant pullback in demand and property values dropping in response to lower borrowing capacity. But how much further will the RBA go in trying to smash the inflation rate down? The impact on borrowers is likely to be felt most severely in the next couple of months as many borrowers come off fixed rates.  As interest rates reach their peak - is now a time when the property market will also bottom out?
It is a perplexing question and many economists have divergent views about whether we will have a hard or soft landing for the property market.
To help unpack this question and many more around the direction of the property market we are privileged to be joined by Head of Research - CoreLogic Tim Lawless.
