With interest rates having returned to a more normalised level in the high 5% range borrowers are finding it exceedingly difficult to achieve the same level of borrowing capacity that they could 12 months ago. At the same time, the property market is now rising once again and in recovery mode, driven by a surge in migration, a serious under supply of property and a chronic shortage of listings.
What are some of the practical and innovative ways that you as a borrower can use smart financing strategies to secure not just one property, but multiple properties over the years ahead and take advantage of a rising market?

Welcome to our latest podcast episode, where we dive into the exciting resurgence of the Melbourne property market. Prepare to be captivated by the remarkable turnaround in sentiment as prices are now soaring, with a remarkable 0.3% increase witnessed in the last quarter alone.
Intriguingly, this surge in property prices coincides with a 20% decline in listing volumes compared to the same period last year. The resulting scenario? A fiercely competitive market, offering astute buyers unprecedented opportunities.
But let's take a step back and acknowledge the accolades bestowed upon Melbourne. It has been rightfully crowned Australia's most liveable city and holds an enviable 10th position in the esteemed Global Liveability Index of 2022. With such a prestigious reputation, it's no wonder Melbourne continues to attract discerning homeowners and visionary investors alike.
Renowned for its diverse range of high-quality suburbs, the Melbourne property market stands as a testament to the city's commitment to excellence. Homebuyers seeking a perfect blend of lifestyle and comfort will find themselves spoiled for choice. Meanwhile, shrewd investors pursuing lucrative capital growth will discover an abundance of tantalising prospects.
One cannot ignore the sheer magnitude of Melbourne's population, which currently surpasses 5.2 million and continues to grow steadily. In a recent statistical boundary change, Melbourne now boasts a slightly larger population than its long-standing rival, Sydney. Thus, the timeless rivalry between these two great cities persists, fuelling the excitement and vigor of the Melbourne property market.
Join us as we explore the dynamic shifts within this vibrant real estate landscape. We'll unravel the secrets behind Melbourne's allure, dissect the latest market trends, and provide valuable insights to navigate the ever-evolving property market.

The Eastern suburbs of Sydney contains some of the most expensive real estate found in Australia.
Think of suburbs like Point Piper, Vaucluse and Double Bay. It provides an enviable lifestyle, proximity to world class beaches like Bondi and Coogee and yet it’s within very reasonable access to the city and airport. It holds great appeal for aspirational buyers and those wanting high quality schools for their children or for those seeking a sense of community living amongst ultra high-quality properties. And yet it also contains some very affordable pockets and some suburbs that are not as well-known such as Matraville and Eastlakes.
So, what has been happening at the top end of the property market? and what's the outlook but the remainder of 2023?
To help understand what's happening at the ground level in the Eastern suburbs and particularly in the prestige market, we have special guest Ben Collier from The Agency to share his insights today. With over 25 years experience as an agent and multiple awards under his belt, Ben offers a compelling insight into the Sydney's Eastern Suburbs.

Welcome to the latest episode of Propertybuyer Podcast with Rich Harvey where we delve into the burning question on every tenant and potential homeowner's mind - Rent Vs Buy.
With rents skyrocketing by over 10% nationally in 2022 and showing no signs of slowing down in 2023, the level of rental stress is becoming increasingly apparent each week, especially with the influx of migrants and international students arriving on our shores. In fact, finding a suitable place to rent has become a real challenge as vacancy rates continue to plummet.
But it's not just renters who are feeling the pinch. Highly leveraged borrowers are also facing mortgage stress as building approvals decline and construction costs remain high. With all these factors in play, the question arises - should you rent or buy? Join us as we explore the pros and cons of each option and help you make an informed decision.
And we have a special guest joining us today to help unpack this question - Peter Switzer. Peter is a renowned financial commentator, author, and founder of the Switzer Financial Group, with over 30 years of experience in the finance industry. He's also a regular contributor to leading media outlets such as The Australian, Yahoo Finance, and the Daily Telegraph. We're thrilled to have him here with us today to share his insights and expertise on this topic.
So tune in now.

With interest rates rising 9 times in the last 12 months, we have seen a significant pullback in demand and property values dropping in response to lower borrowing capacity. But how much further will the RBA go in trying to smash the inflation rate down? The impact on borrowers is likely to be felt most severely in the next couple of months as many borrowers come off fixed rates.  As interest rates reach their peak - is now a time when the property market will also bottom out?
It is a perplexing question and many economists have divergent views about whether we will have a hard or soft landing for the property market.
To help unpack this question and many more around the direction of the property market we are privileged to be joined by Head of Research - CoreLogic Tim Lawless.
